Speed up your house sale

Selling a home can be a long and complex process. A lack of planning can lead to delays and more expense for a vendor. The Law Society Conveyancing Committee has published a note directed to vendors outlining how they can make their house sale as efficient as possible. Early contact between a vendor and their solicitor is crucial so the solicitor can flag the important issues to consider when selling. By doing this the vendor reduces the potential for delay and difficulties.

The Law Society note also contains a checklist of essential documents which vendors are encouraged to obtain and to provide to their solicitor. This will give vendors a head start in the conveyancing process and make it faster and more efficient.

4 key actions for vendors to avoid delays selling your house:

Obtain your Building Energy Rating (BER) Certificate.
Ensure you have an updated Local Property Tax (LPT) printout. For more details on this please see www.revenue.ie
Apply to the local authority for your Certificate of Discharge / Exemption from NPPR.
Tell your solicitor about any extensions / alterations to identify if an architect's Certificate of Compliance or Exemption is needed.
