Professional background

I have over 20 years' experience acting for a broad range of clients, from individuals and small charities to multi-national, publicly quoted companies and Government bodies, and draw upon depth and breadth of experience to offer our client's strategic level input to their property decisions.

In addition to advising our Real Estate clients on matters, I work closely with our other teams at Fieldfisher to assist their clients with the real estate aspects of transactions such as business sales and purchases, franchising and public placings.

Recent work examples of note include:
  • Advising a UK professional regulatory body on all aspects of its relocation from Central London offices to the Canary Wharf area including:  packaging its current site in such a manner as to attract maximum interest; the negotiation of a sale conditional upon alternative use with a flexible exit date for the client; and the purchase of new premises requiring extensive refurbishment.
  • Working with our corporate team to re-organize a mutual society into a company limited by shares owned by its former members to allow the sale of its business.  This included the re-organisation of its property holding structure and then the separate sale of its London Shoreditch head office for redevelopment into a mixed residential/commercial scheme.
  • Advising a household name kitchen supplier in its sale of its northern manufacturing facility for redevelopment as housing.  The transaction involved a number of environmental considerations as they had been at the property for many years and it had a long industrial history before then.
  • Advising a US tech client on its move of a large team into serviced offices on short notice and, unusually for serviced offices, after negotiate of a custom occupation agreement.
  • Advising the Home office and Ministry of Justice on the taking of leases of mobile phone sites as part of the modernisation of the UK's emergency services communications network.
  • Acting for a major US healthcare REIT on its investment, by way of both debt finance and sale and leaseback arrangements, in a large nursing and residential homes portfolio.

In Arqiva Services Ltd v AP Wireless II (UK) Ltd [2020] UKUT 0195 (LC) the Chamber was asked to consider how the UK's new Electronic Communications Code (which came into force on 28 December 2017) applied where a lease, initially outside the protection of the Landlord and Tenant Act 1954, had expired before the New Code took effect and the parties were continuing to negotiate a new arrangement when the New Code came into force.
