Case Study
The Challenge
- The client was looking to purchase the freeholds pertaining to a large population of property titles yielding 'peppercorn' rents (c.£50-£200 per annum)
- The purpose of the review was to ascertain whether any of the leases were defective, by extracting details such as the name on the lease, the date of the agreement, the renewal date, the amount of rent payable, any restrictions on tenants and insurance requirements
- Engaging a lawyer to review these leases would have cost more in legal fees than the freeholds would yield in a year
Our Solution
- Obtain the leases from the client and the title deeds from land registry to upload these all into the Liberty platform
- Create a model to automate the extraction of 40 fields per lease, as well as review each head lease manually
- Upload the reviewed head lease to Liberty and automate the comparison of each subordinate lease and head lease for any variation. Automate the creation of reports per block of leases
The Result
- The cost of reviewing the leases was reduced to ~10-15% of the freeholds' annual yield
- The client was able to ascertain which leases were defective in a cost-effective and efficient way
- Provided a clear understanding of what they needed to pay for the leases to make deal profitable
- The project turnaround was a fraction of the time they had been quoted by competing firms and was successfully delivered within the time parameters
